Individually, the Main Villa and the Guest Pavilion offer thoughtful contemporary living, nestled within the Umbrian landscape. Together, they become something greater: a complete borgo—an intimate residential ensemble designed to welcome up to fourteen guests across 700 square metres of curated, fully climate-controlled space.

The Main VILLA

At 600 metres above sea level, the Main Villa sits in open southern light, with Todi and the Tiber Valley laid out below. Spacious, fully climate-controlled interiors and generous outdoor living areas make it effortless in every season. Defined by:

The villa’s elevated setting brings constant, gentle breezes and uninterrupted valley views throughout the year. Around 1,000 square metres of manicured lawn frame the house—an open, serene stage for outdoor living, games, and long gatherings under the Umbrian sky.
The Main Villa sleeps up to 10 guests across generously sized bedrooms and suites, designed to welcome natural light and restful landscape views.
An expansive east-facing portico hosts a fully equipped open-air kitchen centred on an authentic Argentinian gaucho grill. It turns alfresco dining into a shared ritual—live-fire cooking,
sunrise coffees, and long dinners that stretch into the evening.Two fireplaces bring warmth and atmosphere across the seasons, creating natural gathering points from late-autumn evenings to winter stays. A subtle blend of Mediterranean and South American influences gives the Main Villa its distinct identity—refined, welcoming, and unmistakably Poggio Posillipo.
The Guest Pavilion

Scheduled for completion in April 2026, the Guest Pavilion continues to bring the vision to life:

A single-storey, 100-square-metre structure positioned on the northern boundary of the new piazzetta.
Two generous bedrooms, two full bathrooms, unified dining and living space with fireplace. Capacity: 4 guests.
Two monumental six-metre windows face the countryside, preserving the piazzetta’s integrity while maximizing the cottage’s connection to views.
The cottage demonstrates that luxury resides in clarity of purpose and quality of light, not in scale or ornamentation.

The courtyard between the two buildings becomes the estate’s social and visual centre—naturally animated by morning light, afternoon movement, and evening conviviality. Here, architecture steps back and the landscape, framed by those generous windows, becomes the primary artwork.
